BACKGROUND AND ANALYSIS
The 833 South Pacific Street development is a 6-unit condominium complex located on a 6,500 square-foot property at 831-833 South Pacific Street. The owner of the property is 833 SOUTH PACIFIC STREET LLC, A CALIFORNIA LIMITED LIABILITY COMPANY (Previously Beach Walk LLC). See Attachment “1”, vicinity map.
On December 15, 2021, the Planning Commission voted 5-0-1 (Raines absent) to adopt Resolution No. 2021-P34 approving Tentative Map (T20-00004) and Regular Coastal Permit (RC20-00003). See Attachment “2”.
On February 16, 2026, a time extension (EXT25-00009) was approved by the City Planner extending the expiration date of the tentative map to December 13, 2026. See Attachment “3”.
A reduced copy of the Final Map is provided as Attachment “4.”
All financial arrangements have been satisfactorily completed. All pertinent documents have been properly executed by the owner. All grading, public improvement, and drainage designs comply with City ordinances.
The map is consistent with applicable general and specific plans and the site is physically suitable for the type of development. Conditions and restrictions have been imposed to ensure its compatibility with adjacent areas and the entire City.
FISCAL IMPACT
Development fees, required as a condition of map approval, will be assessed and collected per City Code, Section 32B.7. The fees collected will be deposited into respective business units.
